There are many restaurants within walking distance as well as the great art supply store, Pearl. The inn is quiet and restful even though it is located in a busy part of the city. The rates are extremely reasonable. They have wine and cheese available in the afternoon--perfect after a day of sightseeing.
A charming oasis

My husband and I stayed at the Shippen Way Inn this summer, and I found it thoroughly charming and a nice respite from the frenzied South Street a block north. Our room overlooked a lovely little patio with sitting areas and a well-kept garden. We had free roam of the common kitchen/dining area and availed ourselves of cheese, wine, and tea, as well as the breads, pastries, coffee, and other treats provided us each morning. The price is right and the owner is very friendly and accommodating. I highly recommend this place.

Parking:
The pay lot across the street is most convenient. Unfortunately, the cost of parking is not included in the room rate, and you'll have to head several blocks south before you reach free parking.

Reserve early if you plan to stay during college graduations or back-to-school time, when the inn is busiest.
